Not only will the listing broker get paid the whole commission your friend will overpay and will not be represented. He is stupid in his reasoning. Although I never actually took him to places (b/c he opted for drive-bys and random showings with the listing agent - although I offered multiple times), and always jumped to give him as much information as I had available. Sent the listings, did some research on properties of interest, etc. One day he IMs me (not a call, not in person) and says "I bought a house". I have spoken to him only a few times since then (its been almost two years now). Although I was not happy with his decision, it makes me feel better knowing that he likely paid too much b/c the agent he used was chasing the commission, rather than looking out for him.
